My name is Ken Schmidt (e-mail link) and my site is Steelintheair.com (external link.) We help with cell site leases, sometimes called tower leases, working with property owners large and small. I am an inactive attorney and cannot and will not give legal advice, however, I can give business advice after having written, reviewed, and signed hundreds of tower ground leases. We also do GIS mapping for the cellular industry. I'd be happy to help your readers.

Here's some of what we do:

1. Negotiating. Been contacted recently by a carrier? Act quick! The site acquisition agent will move on at even a hint of difficult leasing. It is crucial for the landowner to know if they have a unique piece of property before pushing the agent away. Here's where I can really help, based on the analysis described above.

If the landowner is in a unique position, then lease negotiations can become profitable but difficult and detailed. I know, I've owned towers and done site acquisition myself. My company knows both sides of a lease. While I can't promise an increase in rent, I can help you understand the technical talk, and show you what to consider during lease negotiations. There are, for example, a number of freebies the carrier will include in the lease if you know what to ask for. I urge you to consider my assistance. 2. Zoning Support. If a tower company or wireless carrier is building a tower in your neighborhood and you want some assistance in finding the right questions and doing the right research to get the tower denied, contact us. Depending upon the situation, we may be able to help.
